Perched high on a bluff overlooking both Valentine Creek and the Severn River, this 2,978-square-foot contemporary home has it all—so it’s no wonderit went under contract after 18 days on the market. Situated on nearly three-quarters of an acre, the unique property has 120 feet of waterfront but also an in-ground pool, its own tennis court, a pier with an electric boat lift, and water deep enough for both powerboats and sailboats. The home features an open floor plan, cathedral ceilings, wet bar, walls of glass and decks to accentuate the outdoors, and meticulously planned landscaping. According to realtor Bev Moss Haedrich, who, along with husband Ken, listed the property, the asking price was well substantiated, taking into account all the amenities and the prices of comparable homes. “Instead of chasing the market down with price reduction after price reduction, we strategically positioned this home out front at a fair and reasonable price,"so it was no surprise that the home sold for about 93.5 percent of the original list price,” she says. Even though it’s located in a water-privileged community with beaches, picnic areas, and a boat landing, the Haedrichs highlighted the property’s private, specific amenities. Of the current real estate market in Anne Arundel County, she says, “Lenders are lending—if buyers are qualified. Homes are selling—if they are priced correctly and show extremely well. Buyer specialists are showing more properties than normal due to the increased inventory available, and motivated sellers are preparing their homes for a very competitive market. It’s to our advantage to remain informed about all aspects of our economy so that we may, in turn, educate the consumers—both buyers and sellers.”

Sold for: $458,000 Listing Price: $549,900
Bedrooms: 4 Bathrooms: 2.5
This colonial-style home was originally listed at $549,900. However, “Due to a depressed real estate market, there were several price adjustments and it ended up with an asking price of $499,900 when finally going under contract after five months on the market,” says listing agent Jean Andrews. Located in a quiet community, the house has 2,180 square feet of living space and is situated on a private, half-acre lot that backs to woods.
