When this fantastic, three-story colonial was newly built and purchased by the original owners in 2001, it already included features that many of today’s buyers find both desirable and essential. But their decision to enhance upon the property and add even more amenities paid off by putting them ahead of the competition when it came time to sell. With the anticipation of possible price adjustments after testing the market and getting buyer feedback, the home was listed in early 2008 for $968,932 and went under contract within eight months—not a particularly long time in a declining market—selling for $95,432 less than the original asking price.
