When this fantastic, three-story colonial was newly built and purchased by the original owners in 2001, it already included features that many of today’s buyers find both desirable and essential. But their decision to enhance upon the property and add even more amenities paid off by putting them ahead of the competition when it came time to sell. With the anticipation of possible price adjustments after testing the market and getting buyer feedback, the home was listed in early 2008 for $968,932 and went under contract within eight months—not a particularly long time in a declining market—selling for $95,432 less than the original asking price. Despite money invested on improvements, the sellers did pretty well considering they’d paid $480,230 just seven years earlier.

“Rich appointments and pride of ownership were noticeable throughout the 4,424 square feet of living space,” says listing agent Bill Burris. “No details were omitted or overlooked.” A soaring foyer and grand staircase make for an impressive entrance. With oversized rooms and high ceilings, the light-filled, open floor plan on the main level includes a two-story center family room with stone fireplace, and a designer eat-in kitchen that features a butler’s pantry, center island, breakfast bar, and adjoining “morning room.” The owners added a blue stone patio off the finished lower level, which includes an in-law suite and recreation room complete with wet bar and plenty of space for entertaining. Also added were a screened deck as well as a massive, multi-tiered deck, both of which take full advantage of the 1.62-acre property’s peaceful surroundings. Other selling points include a circular driveway, three-car side garage, and the thoughtful additions of an underground irrigation system to maintain the exquisite landscaping, landscape lighting to accent the home’s beauty, a meandering brick walkway, stone retaining wall, and back-up generator.
Commenting on the current real estate market in Anne Arundel County, Burris states that, “Now is the best time ever to make a move. With prices bottoming out, a wide selection of homes to choose from, and low interest rates with favorable financing programs, it’s an unbeatable combination.”
