What can sellers do to boost their home value in today’s market?
Sellers need to make their home as aesthetically pleasing and move-in ready as possible. Some of the most effective investments include professional staging, deep cleaning, curb appeal, repairs, and the roof.
• When staging, I recommend neutral, light-colored shades, such as white and cream, since too many colors or design elements can easily distract buyers.
• Both the exterior and interior of the home should be clean. Potential buyers notice even seemingly minor details, so sellers should make sure that the home exudes a well-maintained, inviting atmosphere.
• Sellers should address any repairs before putting the home on the market to ensure a smooth transaction.
• The condition of the roof is very important. A roof that is approaching the end of its lifespan can adversely affect insurance and financing.
What market trends are you currently seeing in Talbot County in terms of inventory and pricing?
Inventory is increasing, which creates a more balanced market. Despite this increase, prices remain strong, especially for desirable properties. Since buyers have more choices—and potential negotiating power—they are being more selective, devoting more time to their search and assessing the location, condition, and value of the properties they view. Accurate pricing and presentation are critical.

My goal is to tell every client the truth—even when it may not be what they want to hear—and always act in their best interests.
