With roughly 80 homes listed for sale every month in the Annapolis area, we see a lot of interesting residences at What’s Up with Real Estate. But every so often, we’re forced to do a double take – an amazing property or layout or realty deal, all combined into one. In this issue, we highlight a recently sold house that most definitely yields more than a cursory glance.br

We only wish we’ll look this good at 94. The epitome of Annapolis waterfront property with deep-water access, walking distance to all things downtown and a quiet street location with private parking, it’s no surprise this charm-laden Craftsman cottage went under contract within four days of listing. And that’s no anomaly: It also received a contract within a week the last time it went on the market nine years ago.
Certainly the home’s most appealing feature is its location. Hip metropolis residences in the heart of restaurant and shopping districts usually aren’t buffeted by mature trees, a cozy sidewalked neighborhood, and tastefully landscaped front yards. Even better, the backyard opens to 45 feet of spectacular water frontage (with impressive views of some of this area’s top water vessels), and includes its own pier with 8+ feet MLW access to Back Creek. This deep-water spot is a favorite waterway for locals as power- and sailboats don’t have to contend with any idges to get to the Chesapeake Bay.
The sellers, who originally purchased the home to enjoy the citywaterfront lifestyle, chose to remodel the property without bump outs or changes to the architectural footprint. Instead, they adhered to the charm of a historic Eastport home, incorporating elegant and vintage-inspired materials, from wainscoting to granite, dresser sinks to marble tiles. Modern conveniences also were incorporated, including upgraded stainless steel appliances, hardwood and tile fl ooring, and high-end fi xtures in the kitchen and bathrooms. Equally important, smart storage and layouts were integrated into the home, including bulkhead/soffi t shelving, built-ins, and ceilingheight cabinets—key design elements for city homes with limited square footage. When the sellers decided to retire to Hilton Head, S.C., they had the home staged for listing, and the buyer, who had been searching for a second home in the Annapolis area for some time, was immediately drawn to it.
