Like a shiny new car, pristine, “move-in ready” homes are a very attractive value. But for water-loving homebuyers, the definition of a perfect home means more than a house and a yard. It needs access to the water. In this issue of What’s Up? with Real Estate, we profile four homes that check the box for both: well-maintained, move-in ready properties with the perfect water access amenities.
Sullivan Cove Waterfront Estate

This 1920s Colonial on Sullivan Cove is a historical waterfront estate with the perfect blend of original craftsmanship and modern function.
Following unsuccessful listings with two other okers, David Orso Group of CENTURY 21 New Millennium took over the listing and, with no change in the listed price, the estate was under contract within seven days. “My team produced amazing marketing materials for this home that we distributed through many channels,” says Orso. “In today’s real estate market, buyers have information at their fingertips and you have to not only reach them, but connect with them.”
The four-story estate has been impeccably updated and maintained. In 2014, the eat-in kitchen was renovated and fitted with professional-grade appliances. Location, location, location doesn’t always apply to the beautiful Eastern Shore, where premium, private waterfront properties are truly abundant. But this waterfront contemporary truly has it all—especially location. Located along a private point along Broad Creek in St. Michaels, this home sits on more than seven private, mostly wooded acres with waterfront sunset views.
According to Wink Cowee, who co-listed the property for Benson & Mangold with Dana Eggert, “It’s a combination of all the right stuff: location, proximity to St. Michaels, southwest view, good water depth, a pool, the open floor plan, and a well-maintained property.”

For the sellers, this was a second home for almost two decades. For the new owners, it’s a year round utopia of serene sunsets along Pawpaw Cove.
Dawn Lednum, oker and owner of Chesapeake Bay Real Estate Plus, LLC in St. Michaels, said the combination of the beauty and tranquility of the property helped sell the property in less than three weeks. Between the sunsets, the meditation garden just beyond the generous decks, and more peaceful spots tucked away on the 1.48-acre lot, it embodies relaxation. “The open feel of the house, all the windows inging in such great light,” she says, “It does a wonderful job of unifying the house and the landscapes even if you’re inside.”
Situated near the end of Leeward Lane, a private, circular pea gravel drive sets the tone for this serene coastal gem. Inside, the two-story foyer welcomes family and friends. Annapolis homebuyers know a good deal when they see it. This three-story, custom-built contemporary sits on almost half an acre in West Annapolis, includes water access, and listed for just over half a million dollars. Less than a week after its initial listing, multiple potential buyers made offers, and the property sold for the original listed price.
