Mary Ann Elliott, an Associate Broker with Coldwell Banker Residential Brokerage on Church Circle, has been selling residential real estate in Anne Arundel and surrounding counties for over 20 years. A native of Tucson, Arizona, she moved to Baltimore, Maryland with her husband in 1991. She fell in love with Annapolis on her first visit and made the immediate decision to end a 10-year career in hotel sales and marketing and start a new career in real estate. She has been a top-selling realtor since.
“Working with buyers and seller allows me to experience both perspectives and keep my finger on the pulse of the shifting trends. The internet now offers a wealth of information to allow them to do their own exhaustive research, but my experience trumps anything the internet can offer. Being a problem solver is one of the most valuable assets I can offer in today’s market where both buyers and sellers have high expectations. My goal is to eliminate surprises, unless they are good ones!
“My priority is to stay ‘hands on’ throughout the entire home buying or selling process. For my sellers, this includes a customized marketing plan, extensive pricing research, staging, photography, internet marketing, print advertising, contract negotiations, inspections oversight and contingency monitoring to the day my seller has a proceeds check in hand.
“For my buying clients, I stand beside them throughout the mortgage pre-qualification process, property tours and evaluations, contract writing, negotiations and inspections until they are holding the keys to their new home. My clients only have to contact one person if they have questions. Then I am their realtor for life – one of the most rewarding benefits of my job. It is not uncommon to work with the same clients to buy and sell numerous homes as their family grows larger, or their children leave for college, or their grown children buy homes of their own, or they simply buy investment properties. They can call me for years to come when they need comps for refinancing, data for their tax assessments, advice for home improvements or even help finding them a qualified agent when they are buying or selling out of the area or state.”
Mary Ann’s husband, Tom Leising, offers tremendous support with his extensive construction background. “I am frequently asking him for guidance with home inspection issues, pre-listing repair estimates or remodeling advice. He gives me that sanity check when working with buyers or sellers that have limited home maintenance or repair experience.” As for social media advice, their son Tom, who will be attending Archbishop Spalding High School in the fall and their daughter Saylor, who will be returning to St. Mary’s in historic Annapolis keep her up to speed. “We all make a great team!”

Q: I’ve noticed a lot of homes are already for sale in my neighborhood, should we wait to sell our home?
A: You should sell your home when the need or desire arises, regardless of the neighborhood competition. You cannot control the competition or the market fluctuations, but you do control the showing condition of your home and your asking price. If your home presents well and is competitively priced, it will sell!
