We don't run across this statistic every day: 0 days on the market. That’s because the day this Millersville home was listed is the day it received a contract. And because it was purchased 14 years ago, the home’s value, though perhaps not the record-high levels of five years past, was still up, resulting in a profit for the sellers.
Prior to listing, the previous homeowners hired a professional stager and completed any needed repairs to the property. The listing agent then reached out to community realtors and indicated the day it would go on the market. As luck would have it, the buyers had been searching within a tight geographical location, preferring certain school districts and neighborhoods, and when they heard this home would soon be available, they visited it even before it listed.
The home’s location aided in a quick contract. Inventory in Shipley’s Choice – a desirable, mature neighborhood feeding into well-regarded schools – is always limited. Plus, this home’s spot on a quiet cul de sac with mature trees and young families enhanced its appeal. (Coincidentally, the buyers’ good friends are moving in two doors down. Talk about good first impressions.)
The ground floor was upgraded five years ago, with a fully renovated granite/stainless steel/island kitchen, the elimination of a wall to create a more open floor plan and the addition of a sunroom with French doors, Palladian windows and skylights.
Other noteworthy features include a mudroom with custom-built cubbies and cabinets, curved staircase in the two-story foyer, a finished lower level with a rec room and separate office or workout room, and a nice-sized deck opening to what’s often referred to as a “kickball-type” yard.
While fully functional, the bathrooms date back to the 1980s and likely will be updated by the new owners over time.

Original List Price: $720,000

Listed and sold within 24 hours, this Severna Park Cape Cod received full asking price, another strong indicator for an improving Annapolis real estate market. It seems that buyers and sellers alike are acknowledging the market has reached bottom and are now stepping out and making moves, notes Christina Palmer, listing agent on this property and realtor with Coldwell Banker in Severna Park.
Upgraded homes in Chartwell on Severn are especially coveted for their Chartwell Golf & Country Club location (the club celebrated its 50th anniversary last year), outdoor lifestyle, along with proximity to well-regarded schools and the Severn River. Contributing to this home’s great first impression: expansive views of the third fairway of the golf course as well as a completely remodeled interior. In fact, the home needed no staging at all because the previous homeowners kept it in “excellent condition.”
The updated kitchen features all the modern amenities, despite the home’s 45 years of age, including an island equipped with a full range and matching stainless steel and glass hood; a beverage/wine refrigerator in the wet bar; and granite countertops with complementing tiled backsplash and floors. The kitchen flows into the brick hearth-centered family room, recently expanded to an accompanying sunroom, with its walls of glass, skylights, and access to a patio out back.
A first-floor master suite is accentuated with more natural lighting through the use of skylights, along with an en suite bathroom replete with granite, modern chrome fixtures, soaking tub and oversized shower with tiled seating and multiple shower heads. A finished basement, large garage and spacious bedrooms on the second floor complete the package.

Bedrooms: 3 Baths: 3.5
Living Space: 3,319 square feet (finished)

Part of the third construction phase of a growing Crownsville neighborhood, this three-level home offered the buyers (relocating from out-of-state) some new-construction features on ample land, just minutes from routes 32 and 301, I-97 and the Waugh Chapel Shopping Center.
Beginning at a base price in the high $600,000s, the final $758,274 figure reflects various options added during construction, as well as a yearly price increase from the builder.
Once finished, the neighborhood will have 13 new homes on heavily wooded lots ranging from two to nine acres, all constructed by Koch Homes, a builder in Anne Arundel County for the last 60 years.
Increasingly popular in architectural and design circles, the master bedroom suite is located on the first floor, complete with a tray ceiling, its own door to the outside and walk-in closets. The adjoining master bathroom includes a soaking tub and separate shower, double vanities and tile accents.
The home also boasts a wood-floored grand foyer, leading to two upstairs bedrooms that include their own bathrooms. Even more great features for a great price: an open, granite-countered kitchen with a large island and eat-in area; columns with a step down to a family room around a stone fireplace; a spacious unfinished basement; crown molding/cathedral ceilings in several rooms; and a three-car, side-loading garage.

Cross Creek at Compass Pointe
Primary Structure Built: 2003
Sold For: $650,000
Original List Price: $729,900
Last Sold/Price: 2005/$1,070,000
Bedrooms: 4 Baths: 4.5
Living Space: 4,551 sq. ft. + 1,600 sq. ft. basement
Lot Size: 1.05 acres
Backing to one of the greens and buffered by trees on Compass Pointe Golf Courses, a popular Anne Arundel County 36-hole public golf facility, this spacious executive home proves that bank foreclosure properties can still sell well.
As a foreclosed property, it was in need of fixes and paint work due to disrepair, which explains the nearly $80,000 difference in asking and selling price. The property was bank owned through Citi Mortgage and sold “as is.”
Nevertheless, the interior still made a good first impression. Hardwood flooring starts in the two-story foyer; a floor-to-ceiling brick fireplace in the family room is flanked by Palladian windows; a separate office/library includes built-in bookshelves; and a gourmet, stainless steel appliance-filled kitchen with its own desk area opens to a bright sunroom. Other nice touches include a large finished basement with a bar and theater room, cathedral ceilings, as well as column architectural features in various rooms.
The house itself is moderately set back from the curb and includes a three-car, side-loading garage. Around the back, two deck areas and a paver patio open to the yard.
The new owners expect to do some modifications to the home, particularly new carpeting and basement work.
